Is there a tax advantage to living at Villa Marin?
Yes, last year approximately 20-30% per unit could be used as a medical deduction on your federal return. Talk to the person who prepares your taxes for your own situation.

How does the real estate purchase at Villa Marin fit into my financial portfolio?
Villa Marin is a non-profit Continuing Care Retirement Community where you have equity in your home. You do pay the yearly property tax which is about 1.25% of the purchase price. You may also qualify to carry your current home’s tax base with you to your new home at Villa Marin.

How old must I be to become a resident of Villa Marin?
The minimum age to become a resident is 60, and there is no upper age limit. Any prospective resident must be able to live independently and be in good health.

What activities are offered at Villa Marin?
Lectures, concerts, excursions, exercise classes, faith-based gatherings, meditation, birthday and holiday celebrations. There is a card/game room, multipurpose auditorium, fitness room, swimming pool and spa, paddle tennis courts, and a community garden. For more information on our activities, please click here.

What long term care is included in my medical contract?
Under the current medical contract 6, each resident is eligible for a certain number of accumulative no cost days for room and board in the Health Center for any combination of Skilled Nursing or Assisted Living stays. The number of no cost days decreases by 5 for each year that a new resident closes escrow after age of 74 (90 days) to a minimum of 10 days (90+ in age). After the no cost days are exhausted, the resident pays a monthly fee to live in the health center.
Under the present medical contract the current fee is $416.00 per day in either Assisted Living or the Skilled Nursing unit. Note: The current fee is $520.00 per day in Assisted Living or Skilled Nursing for a non-resident or medical exclusion (only relates to a major pre-existing condition to be determined after applicants meet with the Medical Director).

Where do I park my car?
Villa Marin offers underground parking for residents. Each condominium is eligible for one parking space. When a couple has two cars, tandem spaces may be assigned on a first-come basis at additional cost.

Does Villa Marin provide for charging Electric Vehicles?
Yes – there are parking spaces with plugs available for residents to install level II chargers.
