Selling Condominiums at Villa Marin

    SELLING CONDOMINIUMS AT VILLA MARIN
    SUPPORTIVE INFORMATION

    ORGANIZATION
    Villa Marin is both a Homeowners Association (HOA) and a Continuing Care Retirement Community (CCRC). This is a unique combination in the world of retirement communities. We are self- governing with a resident Board of Directors and resident working committees. A professional staff administers the service programs provided in the community.

    FINANCIAL
    Monthly fees are charged by the HOA and are the primary revenue on which the budget for services is based and the Property Reserve maintained. The monthly fees begin at the close of escrow when the condo is purchased, and end at the close of escrow when the condominium is sold.

    ADMISSIONS PROCESS
    In order to close escrow on a condominium at Villa Marin, a buyer or buyers complete an Admission process under the direction of the Admission Committee. An escrow is sometimes opened but cannot be closed until an official acceptance by the Admissions Committee is complete. Applications are available on the website and through the Villa Marin front desk. The application for residency is based on financial and medical components. The application has a nonrefundable fee of $250 per applicant. When an application is made, a member of the Admissions Committee will contact the applicant and will become a contact person during the process.

    CONDOMINIUM RENTAL
    A condominium may be rented on a short- term basis. This rental basis may not exceed 61 days in a year for any short- term occupant. A condominium may be leased on a longer- term basis if the person leasing the condominium completes the admission process and becomes a qualified resident.

    RESIDENT SERVICES
    Amenities included with condominium ownership consist of weekly housekeeping with cleaning and linen changes, maintenance of common areas, and some condo services. One meal of choice per day for each resident is also included in the HOA fee. Also included are professional landscape services, resident garden spaces, one garage parking space per condo (some have EV charging nearby with car owner cost) and a garage storage space. Resident workshop spaces are available.

    MEDICAL SERVICES
    The Villa Marin Health Care Center has skilled nursing and assisted living, professionally staffed with nurses and caregivers. Physicians are on site during the morning business hours and are on call 24/7. Physical therapists are available during business hours. An outpatient clinic, with three physicians on a rotating basis, is open five mornings per week. Residents may choose to have Villa Marin physicians as their primary care physician. Each resident has a medical contract which, except for a specific exclusion, allows them to be cared for in the skilled nursing or assisted living areas for very reduced rates. Having these levels of care allows residents to “stay at home for life”. There is 24/7 emergency response for all residents.

    SECURITY
    24-hour security and emergency call response.

    ACTIVITIES AND ENTERTAINMENT
    Classes and programs of interest, including music in various forms, are scheduled at Villa Marin. Trips to plays, musical events and places of interest are scheduled. Balance, exercise and water aerobics classes are offered.

    TRANSPORTATION
    Transportation is provided to medical appointments and is offered for plays, museums and entertainment. A Villa Marin bus is available for local shopping on a scheduled basis.

    OPEN HOUSE INFORMATION
    Villa Marin will sponsor several open house events during the year to promote the Villa Marin community.

    Realtors are encouraged to open all condos that are listed for sale for the event and to have someone there to welcome those who attend.

    Realtors are cautioned to be sure signs are not protruding into the hallway outside of the condominiums at any time. Nothing is allowed to be placed in the hallways for the safety of our residents and guests.

    The Marketing Committee was organized to promote Villa Marin as a community and to act as a support team to the professional real estate agents and brokers. The Committee members are happy to provide information; however, they cannot engage in the individual sale of any condominium.
